Statistics reveal British motivations for buying property in Spain

Figures recently released by British developer Taylor Wimpey de España point to changing trends for those purchasing in Spain. Traditionally known for being one of the top retirement destinations, the statistics reveal that Spain is now attracting younger couples and families. It is also confirmed that one of the most popular hobbies whilst on the Costas is golf.

This year so far, 80% of buyers are aged between 30 and 55 years of age, with only 19% of purchases coming from the over 55s. This compares with 68% and 31% respectively in 2009 which suggests that more families are looking to own in the Mediterranean favourite.
The proportion of those looking for a holiday residence or a second home has gone up to 75 per cent, which was below 70 per cent in previous years and the number of people looking for a home in which to retire has dropped down to 4% to reflect the decrease in over 55 buyers. Interestingly, despite the economic down turn the numbers of those investing in the Spanish property market has held steady at 13% from 15% in the last couple of years. We can extrapolate from this that Spain has always been a popular destination for investors and the interest is still there from buyers looking to make the most of the reduced prices and turnkey stock in prime locations.

Since 2007 however, property budgets have reflected the reduction in disposable income for Brits. Today 72% of buyers purchase a home costing between €150,000 and €250,000 whereas in 2007 this figure was nearly half that and 45% spent between €250,000 and €350,000. Today only 20% are looking to spend this amount and only 5% are prepared to spend more than €350,000. Typically, 60% of buyers look to purchase two bedroom properties, with around 40% desiring three bedrooms.


The figures on the pastimes in which the English like to partake when abroad also make for interesting reading and partly explains why Brits flock to certain parts of the country. The statistics show that most English people love the Balearic Islands including the hotspot Mallorca. 45% opted for this popular holiday destination and their golf courses, stunning weather, classy beaches and high class shops. The pull for visitors is very strong with around 23 million passengers passing through the Palma de Mallorca Airport annually and an additional 1.5 million arriving by sea. TheCosta del Sol comes very close with 41%. Taylor Wimpey de España has a stronghold in the popular Marbella region of the Costa del Sol, they are one of the only developers launching new product after selling out of their other developments. It would seem the prime locations are still as popular as ever and good property in excellent locations still sell regardless of the economic climate.
Golf, by an overwhelming majority is the hobby that draws the English to the Costas, with a whopping 78 per cent placing it top of their list. According to recent surveys, at least 80,000 golfers from around the globe visit Mallorca to play annually. Over the last couple of years however, other hobbies have also started to prick the interest of the English, with hill walking, water sports and tennis being increasingly regarded as important holiday home activities. The consistent demand for outdoor activities has helped to ensure that resorts offer excellent facilities for visitors and owners alike.

Spain reawakens ?


According to recent Spanish government figures, just over 226,000 newly built and existing homes were sold in the first half of 2010, about half the number in pre-crisis years. More important, the rate of housing starts has slowed sharply: on current activity, the total will be fewer than 100,000 this year, compared with 800,000 in 2006.

Prices have fallen a nominal 20 per cent in the past three years, according to the central government, compared with year-on-year rises of about 17 per cent at the bonanza’s high point.
But official statistics do not fully reflect the pressure on banks and developers to sell stock at whatever price. Agents regularly talk of discounts of up to 50 per cent in some areas.
However, the ongoing lack of Spanish property sales suggest that Spain property prices need to fall further, despite the fact that values have plummeted in the past three years, mainly due to an oversupply of homes in the country.
The greatest prices falls were recorded in Catalonia (-2.4 per cent), Murcia (-2 per cent), and La Rioja (-1.6 per cent).
Despite the general residential price decline, asking property prices did rise in four autonomies. Resale properties in the Balearics increased by 2.3 per cent, followed by Navarre and The Basque Country (up 0.2 per cent), and Andalusia (up 0.1%).
This discounting, and the current weakness of the euro against sterling and other European currencies, is beginning to reawaken interest in the holiday home market.

The survey also discovered that;
- 32% were looking to emigrate from the UK permanently.
- 23.7% are interested in buying a holiday home,
- 12.4% are looking for an investment property overseas
“The truth is that foreign buyer interest never really went away,” says Victor Sagué, head of marketing and sales at Taylor Wimpey Spain. “There has always been a steady flow of enquiries.”
He says Taylor Wimpey has sold 150 properties so far this year, compared with 175 last year, 212 in 2008 and an average of 400 – or more than one a day – during the good times. “Spain as a whole is a very fragmented market and good locations and quality property will always sell well whatever the market conditions.”

So convinced is Taylor Wimpey of the nascent pick-up in demand, that the company recently pushed ahead with plans for a 54-unit residential development near Marbella, on the Costa del Sol.

A place to study

Universities across the world are planning an unprecedented recruitment drive in the UK this week as a record number of students fail to find places in this country. As many as 170,000 British applicants could be disappointed as they face the double whammy of a 12% rise in applications this year and a reduced number of places on offer.

Retiring to Spain

More than half of the UK’s ageing workforce plans to retire abroad, taking the pressure off the state system here and piling it on healthcare resources in the rest of Europe.
Less than half (43%) of Brits see the UK as a preferable retirement location, with many instead planning to pack their bags and spend their retirement in sunnier climes. In fact, the Brits are the least likely to retire at home, ahead of the Germans (46%) and the Irish (49%), according to a survey of over 7,500 European workers from Aon Consulting.
In contrast, Spain (87%) and France (81%) topped the popularity tables when it came to workers intending to retire in their home country, followed by the Danes (74%).

Spain is the retirement destination of choice for British workers, with almost one in four (23%) UK employees who wish to retire abroad identifying Spain as their preferred country. In second place came the US (21%), while the similarly warm climates of Australasia, France and Italy filled the next three places in the survey.
An influx of retiree immigrants to any one country could exacerbate the already ticking time bomb of an ageing population in Europe, forcing countries like Spain and France to rethink social policies and budgets to deal with extra pressures on healthcare resources.
This research is part of the Aon Consulting European Employee Benefits Benchmark, a survey of more than 7,500 workers from across Belgium, Denmark, France, Germany, Ireland, The Netherlands, Norway, Spain, Switzerland and the UK, 10 of the leading economies in Europe. The benchmark focuses on the views of workers across Europe on topics such as retirement, employee benefits and other pension-related issues.

Oliver Rowlands, head of retirement, Europe, Middle East and Africa, Aon Consulting, commented: “Cheap air travel and the communication tools available over the internet means that retiring overseas doesn’t necessarily mean being completely absent from your family’s life, making the prospect of emigration to other countries on an previously unseen scale a real possibility.
“Not surprisingly, most people want to spend their retirement predominantly in countries with good weather and good social and government benefits, and ideally close enough so that they can get home quickly if they need to.

“There are financial implications that people thinking about retiring overseas need to consider. Cost of living may be higher in the country of choice, and so people planning on retiring abroad need to factor that into their savings plan. There can also be tax implications both at home and in a new country of residence, so it is certainly worth investigating that in advance so there are no nasty surprises later on. And finally healthcare benefits can vary widely for expatriates and this will be a major concern for retirees as they grow older.”

The best Spanish chefs at Marbella’s Food & Sun Festival

The best Spanish chefs will meet in the second edition of the “Food & Sun Festival”, which will be hosted by the Gran Melia Don Pepe hotel in Marbella (Malaga), from the 22nd to 24th August.



After the “success” harvested last year, this event aims to establish itself as a “highly relevant” event in the agenda of the city as well as “a benchmark” of culinary competitions.
In addition to gathering more than 400 professionals including chefs, sommeliers, waiters and winemakers, the meeting will feature a lineup of renowned culinary artists. Spanish renowned chefs attending the festival will include Dani García, José Andrés and Andrea Tumbarello.



The event, organized by the city of Marbella, will make it possible to continue betting on the Andalusian city “as a tourist destination and a culinary benchmark of quality “in the living tradition and the avant-garde cuisine.
This year’s novelty will be that the cuisine and golf will come together to bring together different sections of the public at the event ‘Wine & Green’ which is to be held on the 23rd August.



This event shows off the variety of gastronomic culture and tradition of Marbella. Marbella has many Michelin stars and has over 800 professional kitchens as well as many prestigious academies. The Marbella Sun and Food Festival is helping to promote tourism through this gastronomic endeavour.

There are three events taking place:

Live Cooking: On Sunday 22 August the chef’s Dani Garcia, Jose Andres and Andrea Tumbarello will be giving professional cooking demonstrations.  They will be covering popular Spanish dishes.  This will take place at Hotel Melia Don Pepe.



Wine and Green: On Monday 23rd August an exclusive event will take place, fine dining and golf, where you can also enjoy another of the great attractions of Marbella, golf courses.  A tasting of sparkling white wines will take place with a cocktail offered by the three Michelin star restaurants in Marbella Calima, El Lago and Skina.



Espetos Competition: (Espetos are sardines cooked on a stick on a charcoal barbeque on a chiringuito) this takes place on Tuesday 24th August. This event is about espetos a tradition dish of which includes whole aspect of its cooking.. Six espeteros areas will be available for competitors and they will be judged by a jury of professional espeteros and retired professionals with high reputations.

The attraction of Marbella welcomes the attraction of Obama

Marbella, in the heart of the Costa del Sol, is one of the most popular, best known and most glamorous locations in Spain. Its reputation for attractions, weather and celebration tempts people from across the world, including celebrities such as Antonio Banderas, Melanie Griffith, Joan Collins and Sean Connery. This year however the glamour has inched up a notch with a presidential seal of approval.



Michelle Obama has arrived in Marbella for what the White House has described as a four-day “private, mother-daughter trip with long time family friends”. That’s no surprise to the increasing number of Britons who are choosing to holiday or live in this attractive and sunny part of the world. The more uncertain the times, the more security people want and that is particularly true when it comes to such a significant purchase of a property,” says Sagué.

Costa del Sol

Costa del Sol takes up about 300 kilometres of the Mediterranean littoral that corresponds to the province of Malaga.
